What is a Lien Waiver?

A lien waiver is a legal document that subcontractors and suppliers sign to give up their right to file a lien on a project. In exchange for payment (or promise of payment), you waive your ability to place a lien against the property if issues arise. It's a critical protection for general contractors and property owners — but it's equally important that you understand what you're signing away as a sub.
